Construction Project Manager

Looking for an Entry-Level to Mid-Range Junior Project Manager for our design -build general construction firm.

Responsibilities

• Communicating with clients to determine their objectives
• Reading and interpreting construction documents, such as blueprints to estimate projects and do Owner Change Orders as things change.
• Attending job-walks with subcontractors to determine existing conditions and feasibility of drawings.
• Estimating the project’s job cost
• Buying out jobs to fit budget.
  • Buyout materials for job
  • Buyout subcontractors
  • Reviewing project to see what is missing in scope.
• Assembling a group of reliable, high-quality, competitive subcontractors to execute construction
• Developing a construction schedule based upon the client’s needs and the availability of subcontractors and field employees to execute a project in a timely manner.
• Process the following:
  • Change orders
  • Owner Invoices
  • Track overall construction costs
  • Negotiate prices with subs, vendors and owner.
  • Maintain budget of job.
  • Submittals and RFI’s with Project Engineer
• Schedule inspections throughout the job and meet inspector onsite to go over scope that needs to be approved.

Qualifications

• Bachelor's Degree in Construction Management in progress or completed
• Comprehensive knowledge of materials, furnishings, and construction methods related to commercial and residential construction.
• Ability to read blueprints and interpret specifications
• Must have high-integrity and use good judgment
• Excellent time management
• Organizational and analytical skills, extreme attention to detail and high performance standards with ability to follow up
• Fast learner
• Ability to multi-task within dynamic entrepreneurial environment
• Valid driver’s license, clean driving record, and reliable transportation (miles compensated and transportation provided if a good match for the team is found)
• Interested in energy efficient technologies
• Most importantly, a positive attitude. You will be asked questions by employees, work load will occasionally require after-hours work, given difficult last minute requests by clients which will need to be professionally and quickly handled.
